Structural Initial Assessment

BUILDBD Engineering has conducted an Initial Building Assessment (also known as a Preliminary Assessment) to evaluate the general structural and functional condition of the building. The objective of this assessment is to identify visible structural and non-structural issues, assess preliminary safety conditions, and determine the necessity for detailed investigation, strengthening, renovation, or compliance verification.

This assessment is based primarily on visual inspection, limited measurements, and information made available at the time of visit. No destructive testing or detailed structural analysis has been carried out under this scope. It is governed primarily by the Bangladesh National Building Code (BNBC) and overseen by authorities like RAJUK, DIFE, and the RMG Sustainability Council (RSC).

Initial Assessment Process

1. Review of Documentation
As-built drawings are reviewed to ensure that the actual construction matches the approved plans. Approvals and certificates, including occupancy permits and documents issued by RAJUK, are checked. Technical reports such as soil investigation data, past assessment findings, and available material test results are also analyzed.

2. On-Site Observation
Our structural engineering team conducts a full diagnostic survey that includes visual inspection of cracks considering their size, pattern, spread, and location. Columns, beams, slabs, and foundations are assessed. Structural and non-structural cracks are identified. Concrete condition may be evaluated using rebound hammer, ultrasonic pulse velocity, and core testing if required. Load path behavior and overall building safety are also reviewed.

3. Reporting & Recommendations
After completing the documentation review and site visit, a formal report is prepared. This report includes observations and findings, identified defects or hazards, and recommendations for repair, retrofitting, or further detailed study. If significant structural concerns are found or data is insufficient, a Detailed Engineering Assessment (DEA) is recommended to ensure safety and long-term performance.
