BUILDBD Engineering conducts Building Crack Assessment to evaluate the condition, severity, and possible causes of cracks observed in structural and non-structural elements of a building. The main objective of this assessment is to determine whether the cracks are cosmetic, serviceability-related, or indicators of serious structural distress.

This assessment helps in identifying the nature of cracking, assessing potential safety risks, and recommending appropriate repair or further detailed investigation if required. It is carried out in accordance with standard engineering practice and relevant guidelines such as the Bangladesh National Building Code (BNBC).

Building Crack Assessment Process

1. Documentation Review
Available architectural and structural drawings, previous inspection reports, and construction records are reviewed to understand the building’s design, materials, and past condition history.

2. On-Site Inspection
A detailed visual inspection is conducted to identify cracks in beams, columns, slabs, walls, and foundations. Crack characteristics such as width, length, direction, location, and pattern are recorded and analyzed.

3. Crack Classification & Analysis
Cracks are classified as structural or non-structural based on their behavior and location. Possible causes such as settlement, shrinkage, thermal movement, overloading, or design/construction defects are evaluated.

4. Reporting & Recommendations
A formal report is prepared detailing observed crack conditions, severity level, and possible causes. Recommendations are provided for repair, monitoring, strengthening, or further investigation. If significant structural concerns are identified, a Detailed Engineering Assessment (DEA) is recommended.
